20,000 m² of beachfront on Greece’s last undeveloped coast. What would you build?

Every hotel project in the pipeline — names, dates, room counts, and capital deployed. The most concentrated luxury buildout in the eastern Mediterranean.
In a region with zero international hotels fifteen years ago, there are now four five-star properties, two more phases in development, a marina under construction, and an airport tripling its terminal. Across the broader Peloponnese, Four Seasons, Six Senses, and Waldorf Astoria are building simultaneously.
When every major hospitality group on earth bets on the same coast, the signal is clear. This page is the data.
Occupancy above 80% since opening. TEMES revenue hit €133.4M in 2024 — up 23% year-over-year. The Mandarin Oriental is Greece's only double Forbes Five-Star hotel. Its spa was named World's Best in 2025. RevPAR up 10% in 2025.
Direct investment: €850M. Third-party residential sales: €400M+. Total economic footprint: €2.5B+. For the full data on how this investment reshaped the region, see The Costa Navarino Effect. Now look at what's next.
The masterplan covers five sites across 1,000 hectares. Only two are fully operational. Three more are in motion.
Year-round integrated resort with wellness, countryside activities, and additional hotel capacity. Two championship golf courses already operational (Olazabal, 2022). TEMES acquiring 100% ownership from co-investor Consiltech — signalling acceleration.
Near Kalamata Airport at Rizomylos. 1 km south-facing sandy beach. Multiple themed hotel complexes focused on sports, leisure, and entertainment. Ten minutes from the airport. TEMES's next decade.
€10M redevelopment. D-Marin + TEMES consortium. 129 yacht berths (up to 30 m). Eco-certified. Connects Costa Navarino to the superyacht circuit.

In February 2026, TEMES restructured under ĒNSOFI S.A. — a new parent holding company consolidating Costa Navarino (now Costa Navarino S.A.), The Ilisian in Athens, and developments at The Ellinikon on the Athenian Riviera. To understand the man who started it all, read The Captain Who Built Messinia.
Total portfolio footprint: €10.5 billion. The Constantakopoulos family is no longer running a single resort company. They're running a diversified hospitality group with national reach.
The developer isn't slowing down. They're formalising the structure to go bigger.
Porto Heli — two hours east — is becoming a luxury cluster. Three ultra-luxury brands are building simultaneously.

Paul Coulson's €250M investment on a 750-acre seafront property with 3.25 km of coastline at Hinitsa Bay. 80 rooms and suites, 30 hotel bungalows, and branded private villas. General manager Ian-Robert Ciappara already appointed. A €64.4M bond was issued to fund the final construction phase — a signal of how close this is to completion.

Accor's wellness-luxury brand on the coast at Ermioni, overlooking Hydra and Spetses. 60 rooms and suites (most with private plunge pools), 12 branded residential villas, and a 17,000 sq ft spa with biohacking lounge, thermal areas, and herbal garden. LEED-certified. Organic vegetable garden, Earth Lab, and boat jetty. The wellness traveller's Peloponnese.

Hilton's first ultra-luxury property in Greece. 121 rooms and suites with sea views, 13 branded villas, indoor and outdoor pools facing Spetses, Peacock Alley bar, signature restaurant, beach club, and full-service spa. Developed with Royal Group Holding. When Waldorf Astoria picks your coast for their debut, the market has spoken.

The first international chain hotel on the Mani peninsula. 150 rooms in Gytheio with all-day restaurant, beachside terrace, pool bar, fully serviced beach, and wellness centre. Suites with private outdoor terraces and ocean views — most with private infinity pools. Radisson is doubling its Greek portfolio from 5 to 10 hotels in 2026.
New for 2026: Jet2 from Edinburgh and London Gatwick, Condor from Hamburg, Wizz Air from Budapest. Munich and Düsseldorf flights now run into November, extending the season.
The 40-year concession is operated by Fraport in partnership with the Copelouzos Group and the Constantakopoulos Group — the owners of Costa Navarino are co-owners of the airport. The terminal is tripling from 3,000 to 9,000 sq.m, with completion ahead of 2028.
Greece's Development Law (updated June 2025) offers some of the most aggressive hotel investment incentives in Europe. Messinia sits in a favourable zone. For the full stacking strategy, see How to Get 60–70% of Your Hotel Paid For.
Six Senses Porto Heli opens. Radisson Blu Mani opens. Kalamata Airport reaches 31 routes. Nolan's The Odyssey releases July 17. TEMES acquires full ownership of Navarino Hills.

Waldorf Astoria Scarlet Bay opens (121 keys). Navarino Blue construction underway. Target: 700,000 airport passengers.

Every project in the pipeline above is ultra-luxury. €500+ per night. Branded residences from €2.8M. What doesn't exist anywhere in Messinia is the boutique hotel, the surf lodge, the eco-retreat, the wellness property.
That traveller exists. They land at Kalamata on Jet2 and Wizz Air. They search for surf in Lagouvardos and find basic apartments. They want nature, authenticity, and design — and there's nowhere for them to go.
The first operator to build that property will have no competition within 100 km. On beachfront land with all clearances confirmed, with up to 55% government subsidies.
