What’s your vision?

20,000 m² of beachfront on Greece’s last undeveloped coast. What would you build?

Premium glamping tent — the product
The highest-ROI entry point for hotel investors

Glamping in Greece: the €1.5M hotel

A $3.8 billion global market growing at 9.5% per year. Greece just legalized it with a 4-5 star only framework. Development Law subsidies confirmed. And most investors haven't noticed yet.

The thesis

You don't need €15M to test whether a location works for hospitality. You need 30 tents, a restaurant, and one season. If you're comparing development models, our guide to what works in Messinia breaks down the five options side by side. Glamping wins on capital efficiency and speed every time.

It also happens to qualify for Development Law subsidies of up to 60% — the same programs that fund traditional hotels. And with Greece's three clearances required before any permit, a faster build timeline matters more than most investors realise.

It's not a lifestyle play. It's a capital-efficient entry into Greek hospitality.

THE GLOBAL PICTURE

A market that barely exists in Greece — yet

Europe accounts for 35% of the global glamping market. France leads with 25% share. Greece? Almost nothing. The legal framework didn't exist until January 2026. That's about to change.

Global benchmarks

Luxury glamping ADR: €150-400/night (up to €600 in premium US markets)
Industry occupancy: 60-70% standard, 80%+ for top performers
Revenue per unit vs hotel: Up to 50% higher (YALA data)
Net profit margins: 40-60% of revenue after operating costs
Tent lifespan: 8-10 years before replacement
Payback period: 3-5 years (2 years at high occupancy for canvas lodges)

Glamping wins on capital efficiency, speed, and payback. The trade-off is structural permanence and seasonality. That's deliberate — you're trading durability for optionality.

THE LEGAL FRAMEWORK

Greece just made glamping legal — and subsidised

As of January 2026, Greece has a formal glamping classification. 4-5 star only — the government is positioning this as premium, not budget camping. And it's explicitly eligible for Development Law grants.

Classification requirements

Classification4 or 5 star only. Points-based: 6,000 for 4-star, 7,000 for 5-star.
Max beds per unit4 adults + 2 children.
Unit spacingMinimum 10 metres between units.
Vegetation50% of site must remain vegetated.
Accessibility5% of units must be wheelchair-accessible.
TransportEco-friendly internal transport required.
Bonus points forSolar, recycling, composting, bio-wastewater, environmental certifications.

Funding eligibility

Development Law 4887/2022

Glamping explicitly listed under “Support for Tourism Investments” and “Alternative Forms of Tourism” regimes. Cash grant up to 48% for small enterprises in standard Peloponnese zones (60% via tax exemption). Higher rates in specific disadvantaged municipalities.

ESPA 2021-2027

Tourism SME programs cover glamping (NACE 55.30). Base rate 45%, up to 60% with location and employment bonuses. Covers equipment, technology, landscaping.

Exoikonomo-Epicheiro

Energy efficiency grants: 50% for small enterprises. Solar PV, heat pumps, LED, building management systems.

These programs can be stacked across different cost categories. A qualified consultant structures the split to maximise total coverage.

WHERE IN GREECE

The best locations for glamping development

Messinia (Peloponnese)

Costa Navarino demand proof, dual-season surf+swim, airport tripling, Nolan film effect, pine-backed beachfront

Western Crete (Chania)

Ikos + Hilton opening 2026. Mountain-to-beach settings. Growing airport connectivity.

Mani Peninsula

Wild rugged coast. Premium positioning. Same regional aid rates as Messinia.

Evia

Close to Athens, large island with varied terrain. Weekend market potential.

Rhodes

Established tourism infrastructure. Year-round potential.

Laconia coast

Under-touristed, dramatic landscapes, Amanzoe effect expanding south.

The honest risks

Unproven long-term model in Greece

The legal framework is brand new. But the demand signal is clear (Ammothines fully booked, Costa Navarino spillover), and low CAPEX means you test the thesis cheaply.

Structures aren't permanent

Premium tents last 8-10 years. Budget €200-400K for refresh. Or: by then you've built the hotel and the tents become 'forest suites' at a premium.

Winter glamping is a hard sell

Don't try. Run 7-8 months. Use winter for maintenance, olive tourism partnerships, and Phase 2 planning. The math works seasonal.

New law = bureaucratic teething

Likely. The classification is untested. Build relationships with local YDOM early. Being first has friction — and advantage.

IF YOU'RE LOOKING FOR A SITE

One plot where this works

We have 20,404 sqm of beachfront at Lagouvardos, Messinia. Aleppo pines to the dune line — the 50% vegetation requirement is met by nature. All clearances verified. On a recognized road. 15 minutes from Costa Navarino, 20 minutes from Nolan's Odyssey filming locations.

The land supports glamping as Phase 1 and a permanent hotel as Phase 2. If the glamping thesis interests you and you want to see a specific site where it could work, we're happy to share the documentation.
